The first time homebuyer tax credit has officially come and gone.
The deadline was April 30th. The tax credit gave Americans the chance to get money back when buying a home.
Single first time buyers who had a yearly income of less than $125,000 were eligible for up to an $8,000 tax credit, with repeat buyers being eligible for up to $6,500. Single buyers with incomes between $125,000 and $145,000 were eligible for a partial tax credit. Married couples who made less than $225,000 were eligible for the full $8,000, while couples who made between $225,000 and $245,000 were eligible for a portion of that credit.
In an article published in Baltimore Sun on the day of the deadline, Jamie Smith Hopkins chronicled the last second rush to buy a home before the offer expired.
“Despite all her efforts to buy a home earlier, Nicole L. Payne found herself looking at properties Friday with a heck of a deadline looming,” Hopkins lead off with. ”If she could get a home under contract by the end of the day, the federal government would send her $8,000. Later — nothing.”
Read Hopkins’ entire article and find out what happened with Nicole Payne’s home search here.
Remember, even though the tax credit deadline has come and gone, CondoDomain Baltimore offers cash back commission refund checks to all its customers.

That’s right, with CondoDomain, you receive a cash back refund check whenever you buy a home!

More great stuff from the Sun’s real estate wonk, Jamie Smith Hopkins.
Baltimore-area rental and condo market in early ‘10
New condos have taken it on the chin in this housing market, but first-quarter sales in the Baltimore metro area were the highest in three years, according to real estate information firm Delta Associates. (There were 119 “net” deals, which accounts for contracts that fell through.)
About 1,700 new condos are ready for occupancy or under construction, so Delta doesn’t expect “price traction” until next year at the earliest. Asking prices were down 4.2 percent from a year earlier.
On the up side, the inventory was nearly 2,700 a year ago. Big drop since then….

About 1,700 new condos are ready for occupancy or under construction, so Delta doesn’t expect “price traction” until next year at the earliest. Asking prices were down 4.2 percent from a year earlier.

On the up side, the inventory was nearly 2,700 a year ago. Big drop since then….

Alright everyone!
If you’ve been wondering where the posts have gone, never fear: I’ve finally finished collecting data for the Top Ten list!
At CondoDomain, we always try to keep you up-to-date with the latest and greatest condo developments in the area. Although we normally try to stick to new construction projects in our lists, said construction has ground to a national stop. But we aren’t giving up. A note to consider: these condos are loosely stratified, and I tried to keep them neighborhood-diverse, often ruling out great nearby buildings. But enough explaining: Below are the Top 10 Coolest Baltimore Condos for 2010.

#10 Park Place Annapolis
Marketing: McWilliams|Ballard and Annapolis Realty
Price Range: $350K – $1.4M
For the #10 spot, we’ll start just a little outside of Baltimore in Annapolis with the luxury residences at Park Place Annapolis. Effervescing elegance and sophistication, this building is conveniently located on Westgate Circle, the gateway to Annapolis. One of the coolest aspects of Park Place is its innovative concierge service known as “Call on Jack”. As if the building didn’t spoil you enough, “Jack” is available to help you with practically anything, from dog walking to groceries to repairs to travel to cleaning. Park Place Annapolis‘ amenities include a well equipped private fitness facility, and an outdoor swimming pool with sundeck and hot tub. Every detail is meticulously planned for an easy lifestyle. Spacious layouts, lots of natural light, and luxurious well-appointed kitchens and baths are just a few of the features. All wiring is advanced to accommodate high speed internet and cable TV.

# 9 Canal Street Malt House
Marketing: Long & Foster
Price Range: $450K – $900K
This list just wouldn’t be complete without the fresh vibe of a Baltimore loft building, and no one does it better than the Canal Street Malt House. The Canal Street Malt House was once a warehouse, and has since been renovated into airy, open condominium lofts. Über stylish and conducive to those longing for an alternative to the typical condo, the Canal St. Malt House incorporates the soaring 18-20 foot ceilings, open floor plans, and sun drenched rooms with large windows typical of loft design. A courtyard between the buildings also adds a great touch.

#8 The Saratoga

Combining “hip and new” with “classic and old-world” comes The Saratoga, landing at our #8 spot. The renovation has breathed fresh life into this classy piece of real estate. The unique and modern residences range from one bedrooms to two story duplexes. There are also lofts with overlooks. #7 The Adagio
Price Range: $500K – $2M
Although its name means “a slow tempo,” The Adagio is really a fun, jazzy building. Popping outside Baltimore again to the urban locale of Bethesda, this development definitely scores for its location: right in the center of the action, but tucked away from sight for privacy. Ultra-modern, the condos are filled with light with their floor to ceiling windows. Other attributes include spacious, open gourmet kitchens, and fantastic views in a contemporary designer setting. And for for all you environmentalists out there: this area has been lauded by the EPA as an example of Smart Growth. #5 414 Water St.
Marketing: McWilliams|Ballard
Price Range: $180K-$300K
You may be wondering why 414 Water Place is topping The Vue or even Eight 50 Aliceanna on this list. The answer is the same one that the salesman gave me when I toured the property: “Look, you can live in Harbor East, or you can pay to live in Harbor East.” Ouch. The biggest asset of 414 Water St. are the prices it offers for its amenities – it’s last unit sold for $295,000. Compare that to the starting prices as the Vue. You’re still just a block away from the center of Harbor East, and that’s including all of the amenities offered by the other big condos in town. There’s also FHA-Approved Financing! It’s the perfect blend for bargain-hunters unwilling to compromise on quality.

If you’re an artist interested in moving to Baltimore – or just someone who enjoys art in Baltimore – there’s a great new project the horizon that’s sure to attract your attention.
On March 9, Housing and Urban Development (HUD) Secretary Shaun Donovan and National Endowment for the Arts (NEA) Chairman Rocco Landesman teamed up for a site visit to the new City Arts, an affordable residential development designed with artists in mind. Located in the Arts and Entertainment District of Baltimore Station, City Arts is scheduled to open in January 2011.
However, developments targeted at artists are not just for the sake of artists – the presence of people who serve to push against cultural norms and contribute to local community growth are always conducive to community development. And as everyone knows, wherever the artists choose to settle, the rest of the world is soon to follow. (Walden, anyone?)
“At the NEA, we know that artists are placemakers,” Landesman said, as reported by the NEA website. “When you bring arts organizations and arts workers into a neighborhood, the ethos of that place changes: the arts are a force of social cohesion, civic engagement, and economic revitalization. We are thrilled that the City Arts development was made possible through an existing HUD program and a forward thinking public-private partnership.”
Targeted to low- and moderate-income artists, the development will include 69 rental apartments, 8 for-sale town houses, and a professionally managed visual arts gallery and performance arts space. 11 units will also be reserved for non-elderly disabled persons from the Public Housing Waiting List.
The project is being financed as part of the Recovery Act investments, which were intended to jump-start affordable housing development. City Arts will add much to Baltimore Station’s considerable assets, which include a plethora of cultural organizations and activities, entertainment venues, and proximity to public transportation.
But just in case you can’t wait that long for housing, check out other affordable options on CondoDomain, and save thousands!
