Our Blog - The BaltimoreCondoLoft and our main website to search all Baltimore condos for sale -www.Baltimore.CondoDomain.com have a truly a unique setup.. At the same time, our system can be slightly confusing, and so this article is focused on explaining exactly how we work, and exactly why you will love to visit BaltimoreCondoLoft on a daily basis, as well as why you will love to work with CondoDomain in the future.
To start off, what is The BaltimoreCondoLoft? The BaltimoreCondoLoft is your ultimate Baltimore real estate blog. While we do focus on Baltimore Condos and Baltimore Lofts, we offer so much more. We want to provide content on not just Baltimore Condo buildings, but also their communities. Not only do we want to share information on their communities, but also their quirks and eccentricities that make them unique. From these articles, blog posts, and videos, we hope that you gain access to all the pertinent information about Baltimore real estate, and furthermore, Baltimore lifestyle. Once you are in a position in which you are ready to move into your favorite Baltimore neighborhood that was featured in one of our videos, or buy your dream Baltimore condo that you read about on BaltimoreCondoLoft, that’s where the main CondoDomain Baltimore website comes in.
There are three things that set CondoDomain apart from the traditional real estate agency:
1. Our agents, 2. Our use of technology, 3. Our buyer commission refund program.
1. Our Agents
Our agents at CondoDomain are not your father’s real estate agents. CondoDomain has young, energetic agents that specialize in Baltimore’s urban real estate and luxury condo market. Agents at CondoDomain are specifically focused on the buyer, and don’t represent the seller. Furthermore, agents are compensated the exact same amount, regardless of the price of the unit. This translates into laid back agents, no pressure on the buyer, and an actual relationship between the two.
2. Our Web 2.0 Model
Why should real estate hunting be stressful? That’s right, it shouldn’t…it should be fun. You are moving into the DC condo you’ve always dreamed of, so the process should be just as exciting. Through CondoDomain’s DCCondoLoft Blog, you can narrow down your top DC community and or building choices right from the comfort of your computer if you choose. After watching one of our video tour building spotlights or reading one of our blogs about a neighborhood that you want to become a part of, get in contact with us, just the way you would your friends. Email us, twitter us, Facebook us, or call us. From there, we will be able to answer any and every question you have, and set you on your way to making your dream life in a DC condo a reality.
3. Our buyer commission refund program
And we saved the buyer’s best for last. With our buyer commission refund program, if you purchase a property through CondoDomain, we actually send YOU a check. Yes, you read that right… YOU get a commission refund check! On average in 2009, our clients received cash back checks of more than $10,000. That’s a nice of chunk of change. There are two different options to choose from with the commission refund program, and you can read all about them and about how it works here. CondoDomain.com gives you the opportunity to search for your ideal place to live in a pressure free atmosphere, and gives you money back once you decide on where you’re moving in!
Here are some major differences between us and “traditional” real estate companies:

So, that’s it. Well, not totally it, but as much as I can explain in this short article. To find out more about our program, or if you have any questions at all , please e-mail me at simon@condodomain.com. And on the BaltimoreCondoLoft front, please, let us know what you want to see featured in our next video or blog post. We are always looking for suggestions!
Thanks and I look forward to hearing from you!

According to a first quarter survey by the research firm Delta associates, the supply of unsold condo units in the Greater Washington DC area is shrinking. At the current pace, there is now 6.4 years worth of overal inventory, down from eight years worth earlier this year. Maryland seems to be improving at a faster pace than Virginia, and condo sales have experienced less of a price decline than single family homes. Maryland’s statistics are boosted by demand in Prince George’s county for the National Harbor complex.
In the Baltimore area, the City Centre section is home to many of the city’s high rise offices, cultural attractions, fine restaurants, and great living. There is no better time to buy a City Center condo like the present, whether you are downsizing, or an urban professional wanting to take your place at a distinctive address. Take a look at these City Centre condos.

Baltimore lofts are a popular lifestyle choice right now. Whether built brand new, or converted from formerly commercial and industrial space, the convenient locations, ample space, soaring ceilings and light pouring in through large windows make an attractive choice, and are a magnet for urban designers.
The Canal Street Malt House is an existing warehouse that has been renovated to condo lofts, and added a new residential area. Soaring 18-20 foot ceilings, open floor plans, and sun drenched rooms with large windows are typical of loft design, and one of the outstanding features of these Baltimore lofts. There’s a courtyard between the two buildings and garage parking is included.
Call us to tour The Canal Street Malt House, and remember, with CondoDomain, we give you money back at closing.

The Federal Hill lofts remain a highly desireable Baltimore Loft condominium. These one and two bedroom residences range from 1700 to over 2000 square feet, boast open floor plans, soaring ceilings, and large light filled windows.
These luxuriously designed Baltimore lofts feature granite counter tops and stainless steel appliances in the kitchen, off street parking, and a prime location. A Baltimore city real estate tax abatement is in effect through the 2010-2011 tax year.
Originally, the building was a bowling alley. Now, all that space is put to comfortable use in a well designed, spacious urban home. Hardwood floors, exposed beams and awesome views of the stadium and city add to the desirability of this luxurious Baltimore loft.
Now is a great time to buy a Baltimore loft, and take advantage of all tax credits and tax abatements. Plus, at Condodomain, we cut you a check. Call me today to learn more about the incredible Federal Hill Lofts, and remember, at CondoDomain, we give you money back from our commission.

Putting this Whitepaper together was almost as exciting as engaging in the real estate brokerage community this year. For all of you who have followed us through social media and our blogging efforts… and for all of you who have met us or become a client of ours: you all know we like to have fun along the way!
Well, while all of that fun that is publicly displayed, there is actually quite a bit of work that went on behind the scenes. I believe that this CondoDomain Year 1 Review reveals our true colors.
What will you find in this report?
i. Transactional Data / Commission Refunds
ii. Negotiation Advantage
iii. Demographics
iv. Customer Satisfaction
v. Why CondoDomain
vi. 2009 Corporate Forecast

Heck, its short enough….check it out.
Like Redfin’s similar real estate annual reviews, Ill let the statistics do the talking.
Congratulations to all of our team members here at CondoDomain for an outstanding 2008 and congratulations to all of our new clients and friends of the firm.
2009 is set to be an even bigger year.

Hey Baltimore! Ready for some good news?

Things are not so bad here as they are in New York City and other large metropolitan areas . Forbes has ranked Baltimore in the top ten cities for job growth. We’re number 7, behind Madison WI, Washington DC, Boston Ma, Richmond Va, Milwaukee WI, and Pittsburgh PA. Our unemployment is 5.1 % – and Forbes says that even though it jumped in the past year from 3.6%, we are still experiencing growth in education and professional and business services due to our proximity to Washington DC.

So while we are all fussing about the lack of growth on the top of the 4 Seasons, it is some relief to know that our job sector is still growing, not shrinking as it is in some cities. That plus a condo market throughout the city that was not as overdeveloped as elsewhere means that we will ride this recession through, and Baltimore is still a classy place to live.

Projects like the Takoma Overlook are the true herald of recovery in this economy. This renovation by Tenacity Group of an existing 1960s landmark building inside the Beltway in Montgomery County ties in very well to the strengths mentioned in the Forbes report. Takoma Park is very close to Washington DC, and the Baltimore condo residences are spacious and affordably priced from $100,000 to $300,000.

The Takoma Overlook features a fully-equipped fitness center, a private outdoor pool, locker room & expansive sundeck , and private balconies or patios available. With an elegant lobby, landscaped grounds with grilling and sitting areas, a children’s park and pet services, it offers many amenities that are available in luxury buildings for much less.

Remember when you buy with CondoDomain in Baltimore you save thousands via our commission refund business model. On average our clients get back more than $10,000 cash back at closing! (Learn More)

For years, the B&O Railroad Grain Terminal was a fixture on the Baltimore skyline. The 290 foot tall grain elevator was a state of the art symbol of international commerce in the 1920s. Now again, the building heralds new innovations in modern living for the 21st century.
Silo Point is an amazing conversion of this iconic building. All the homes offer unparalleled luxury, with wall window harbor views, gourmet kitchens, contemporary design, hardwood floors, and walk in closets. A variety of floor plans are available, from 1100 to 5000 square feet. Baths are spa inspired, with oversized tubs, and marble countertops.
Common areas include a private Sky Lounge on the 19th floor, suitable for relaxing and having a drink with the neighbors, or larger social events. The lobby is nothing short of breathtaking in this gleaming new development, with an incredible 125 foot ceiling. There is, of course, 24 hour concierge service, dog walking, and a fitness club.
Prices start at around $264,000 for a one bedroom, with two bedrooms at $450,000 and sky townhouses in the 550,000 range. The developer, Patrick Turner, is pricing the tower units for around $1.5 million, and expects to sell the two penthouse units for $4 million.
