If you’ve been wondering where the posts have gone, never fear: I’ve finally finished collecting data for the Top Ten list!
At CondoDomain, we always try to keep you up-to-date with the latest and greatest condo developments in the area. Although we normally try to stick to new construction projects in our lists, said construction has ground to a national stop. But we aren’t giving up. A note to consider: these condos are loosely stratified, and I tried to keep them neighborhood-diverse, often ruling out great nearby buildings. But enough explaining: Below are the Top 10 Coolest Baltimore Condos for 2010.
Marketing: McWilliams|Ballard and Annapolis Realty
Price Range: $350K – $1.4M
For the #10 spot, we’ll start just a little outside of Baltimore in Annapolis with the luxury residences at Park Place Annapolis. Effervescing elegance and sophistication, this building is conveniently located on Westgate Circle, the gateway to Annapolis. One of the coolest aspects of Park Place is its innovative concierge service known as “Call on Jack”. As if the building didn’t spoil you enough, “Jack” is available to help you with practically anything, from dog walking to groceries to repairs to travel to cleaning. Park Place Annapolis’ amenities include a well equipped private fitness facility, and an outdoor swimming pool with sundeck and hot tub. Every detail is meticulously planned for an easy lifestyle. This list just wouldn’t be complete without the fresh vibe of a Baltimore loft building, and no one does it better than the Canal Street Malt House. The Canal Street Malt House was once a warehouse, and has since been renovated into airy, open condominium lofts. Über stylish and conducive to those longing for an alternative to the typical condo, the Canal St. Malt House incorporates the soaring 18-20 foot ceilings, open floor plans, and sun drenched rooms with large windows typical of loft design. A courtyard between the buildings also adds a great touch.
#8 The Saratoga
Price Range: $200K – $600K
Combining “hip and new” with “classic and old-world” comes The Saratoga, landing at our #8 spot. No two residences are alike here: the Saratoga was a former school building dating back to 1873, until the beginning of its renovation in 2002. The renovation has breathed fresh life into this classy piece of real estate. The unique and modern residences range from one bedrooms to two story duplexes. There are also lofts with overlooks. Each unit is equipped with hardwood floors, private patios or balconies, and kitchens feature granite counter tops and stainless steel appliances. All residents at The Saratoga have unlimited access to a fitness center, sauna, and theatre/media room. There’s a video entry security system, on site parking, and dedicated bike and storage areas. Although its name means “a slow tempo,” The Adagio is really a fun, jazzy building. Popping outside Baltimore again to the urban locale of Bethesda, this development definitely scores for its location: right in the center of the action, but tucked away from sight for privacy. Ultra-modern, the condos are filled with light with their floor to ceiling windows. Other attributes include spacious, open gourmet kitchens, and fantastic views in a contemporary designer setting. And for for all you environmentalists out there: this area has been lauded by the EPA as an example of Smart Growth. These Baltimore area condominiums feature underground parking with direct elevator service to residences, a variety of floor plans, hardwood flooring, ceiling heights of up to ten feet, and are wired for multiple phone lines, cable, high speed internet, and satellite television. Mantled natural gas fireplaces and generous balconies or terraces are available with select residences.

What’s a top 10 condo list in Baltimore without resorting back to the urban project of Harbor East? The Vue comes in at our number 6, and largely for its claim to fame: the gorgeous views of the unparalleled Baltimore Harbor, combined with its incredibly convenient location.Walking out your door is almost like walking out into an outdoor mall: Whole Foods, incredible retail stores, and awesome restaurants await at one of Baltimore’s cultural centers Features at Vue Harbor East Condos include hardwood floors in foyer, kitchen, and living areas; gourmet kitchens with island or bar; stainless steel appliances; maple bath vanities with granite countertops.
Price Range: $180K-$300K
You may be wondering why 414 Water Place is topping The Vue or even Eight 50 Aliceanna on this list. The answer is the same one that the salesman gave me when I toured the property: “Look, you can live in Harbor East, or you can pay to live in Harbor East.” Ouch. The biggest asset of 414 Water St. are the prices it offers for its amenities – it’s last unit sold for $295,000. Compare that to the starting prices as the Vue. You’re still just a block away from the center of Harbor East, and that’s including all of the amenities offered by the other big condos in town. There’s also FHA-Approved Financing! It’s the perfect blend for bargain-hunters unwilling to compromise on quality.
Marketing: The Mayhood Company
Price Range: $300K – $650K
If you live life in the fast lane, but still prefer trees to concrete, then Ten Ten One Grosvenor is your perfect residence. The building is a conversion of a high-rise apartment complex to condos with fantastic amenities located across from the Grosvenor/Strathmore Metro near Rockville/Bethesda in the Baltimore area. The building combines one bedroom and two bedroom floor-plans. Outdoor amenties include a courtyard with BBQ, pool with sunning deck, tennis court, and a park-like setting with jogging trail. Ten Ten One combines luxury condominiums, terrific location and resort-like features, including a pool, walking trails and an outstanding fitness center. All of these perks give you the prime destination for all your activities. Even though it’s currently sold out, this building still deserves a spot on the list – and changes are always happening, so be aware!
Stunning living starts at Pinnacle at Harborview, located on the Baltimore Harbor. As part of the fun Federal Hill neighborhood, you’ll never be at a loss for things to do, and your proximity to the Inner Harbor mixes beautiful views with urban living. But more about the award-winning building itself, ’cause that’s why it was picked for #3. Boasting a great variety of floor plans and terrific amenities. Standout features include private and semi-private elevators, floor to ceiling glass, large terraces, Miehle & Sub-zero appliances, and 10′ foot ceilings.
